1. Introduction

BMI Hospitality Management ("BMI Hospitality") operates the websites bmihospitality.com and bcipacific.com (the "Sites"). This Privacy Policy explains how we handle information in connection with our Sites and our SMS text messaging program. We are committed to protecting the privacy of our website visitors and the tenants and contacts who communicate with us.

By using our Sites, you acknowledge that you have read and understood this Privacy Policy.

2. Information We Do Not Collect From Website Visitors

Our Sites do not:

  • Use cookies or tracking technologies

  • Collect personal information from website visitors

  • Use analytics platforms that collect visitor data

  • Display advertisements or share data with advertising networks

Because our Sites do not collect visitor data, we do not sell, share, or disclose any visitor information to third parties.

3. Third-Party Links

Our Sites may contain a link to a third-party job posting platform. If you click this link and submit an application or personal information through that platform, your data will be governed by that platform's own privacy policy. We do not control, access, or receive any personal information submitted through third-party platforms, and we are not responsible for their privacy practices. We encourage you to review the privacy policy of any third-party site you visit.

4. SMS Text Messaging Program

4.1 Program Overview

BMI Hospitality Management operates an SMS text messaging program through Dialpad to communicate with current tenants. We use this program exclusively to send messages related to:

  • Lease-related inquiries and updates

  • Maintenance requests and updates

  • Payment reminders

  • General property announcements

We only send SMS messages to current tenants whose contact information we already have on file. We do not use the SMS program to solicit new customers or collect new personal information.

4.2 Opt-In and Consent

By providing your mobile phone number to us and agreeing to receive text messages, you (the end user) consent to receive SMS messages from BMI Hospitality Management regarding lease-related inquiries and other tenancy matters.

4.3 Opt-Out Instructions

You may opt out of receiving SMS messages from us at any time by replying STOP to any message you receive. After opting out, you will no longer receive text messages from us.

4.4 Help

For more information about our SMS program, reply HELP to any message you receive, or contact us directly using the contact information at the bottom of this policy.

4.5 Message Frequency and Rates

Message frequency varies depending on your tenancy and any active maintenance or lease matters. Message and data rates may apply. Please check with your mobile carrier for details about your plan.

4.6 No Sale of SMS Data

No mobile information collected through our SMS program will be shared with third parties or affiliates for marketing or promotional purposes. All categories stated in this Privacy Policy exclude text messaging originator opt-in data and consent. This information will not be shared with any third parties.

4.7 SMS Terms and Conditions

Upon messaging opt-in, the end user agrees to receive messages from BMI Hospitality Management regarding lease-related inquiries and other tenancy matters. End users can opt out by replying STOP, or request more information by replying HELP. Message frequency varies. Message and data rates may apply. If you need assistance or have questions about our SMS service, reply "HELP" to any SMS message you receive, or contact our office directly.

5. How We Use Tenant Contact Information

Contact information that tenants provide to us directly (such as phone numbers and email addresses collected during the leasing process) is used solely to:

  • Communicate about lease agreements and tenancy matters

  • Send maintenance and property-related updates

  • Process payments and send payment reminders

  • Respond to tenant inquiries

We do not sell, rent, or share tenant contact information with third parties for marketing purposes.

6. Washington State Residents

BMI Hospitality Management operates in Washington State. We comply with applicable Washington State privacy laws. Because our websites do not collect personal information from visitors, most visitor-facing privacy rights (such as the right to access or delete collected data) are not applicable to our website operations. For any questions about information we hold in connection with your tenancy, please contact us directly using the information below.

7. Data Security

We take reasonable steps to protect the tenant contact information in our possession from unauthorized access, use, or disclosure. However, no method of electronic storage or transmission is completely secure, and we cannot guarantee absolute security.

8. Children's Privacy

Our Sites and SMS program are not directed at children under the age of 13. We do not knowingly collect personal information from children under 13. If you believe a child has provided us with personal information, please contact us and we will promptly address the matter.

9. Changes to This Privacy Policy

We may update this Privacy Policy from time to time to reflect changes in our practices or legal requirements. When we update the policy, we will revise the Effective Date at the top of this page. We encourage you to review this policy periodically.
